Phase 1 Environmental Studies

The goal of a Phase One Environmental Audit is to determine the presence or likelihood of recognized environmental conditions or hazardous substances on a property under conditions that indicate an existing release, a past release, or a material threat of a release of any hazardous substances or petroleum products into structures on the property or into the ground, groundwater or surface water of the property.

The environmental assessment performed by Lewandowski Engineers conforms to the standards established by the American Society of Testing and Materials, (ASTM E-1527), and meets the requirements of local, state and federal lending institutions. The report includes a physical inspection of the site; historical records review; interviews with the owner and occupants of the parcel; interviews with local government officials and a review of standard environmental record sources and impact analysis; and a recommendation as to further action.

Database review of standard environmental record sources includes the following:

  • National Priorities List (NPL)
  • Comprehensive Environmental Response, Compensation and Liability Information System (CERCLIS)
  • Resource Conservation and Recovery Information System (RCRIS)
  • Emergency Response Notification System (ERNS)
  • PCB Activity Data Base (PADS)
  • Toxic Release Inventory (TRI)
  • Ohio EPA Division of Emergency and Remedial Response Master Site List (Ohio EPA DERR MSL)
  • Ohio and Michigan Solid Waste Facilities (SWF)
  • Leaking Underground Storage Tank (LUST & US)
